  • Debt service not covered by current income stream

  • Borrower-occupant's business performing well or capable of recovery within three years (for loan modification)
  • Leased premises have high-vacancy or tenants vacating shortly
  • Rate adjustment pending
  • Balloon payment coming due
  • Property taxes delinquent and nearing tax foreclosure sale
  • Construction project halted without funds for completion
  • Significant deferred maintenance or major capital improvements required
  • Borrower has large amount of funds or can access such funds
  • Limited-liability guarantees or no guarantees preferable
